Ocean views in two states: The beachside development site with cross-border appeal

A beachside development site in Tweed Heads is positioned to deliver what few locations can – a coastal lifestyle right along the state line.

The 2883sqm site at  7-13 Pearl Street, Tweed Heads is giving buyers rare access to both New South Wales and Queensland.

Future residents would be within easy reach of beaches, town centres, schools and transport on both sides of the border. While technically located in NSW, the site is only one block away from Queensland. Future residents will be able to boast breathtaking views of two states.

The site is currently occupied by four single-family houses, but holds development approval for dual towers delivering 96 apartments across eight levels.

It also has obtained approval through the Secretary’s Environmental Assessment Requirements (SEAR) to proceed with an application to expand the current building height. This would see the development rise to 23 levels with 163 apartments.

Ocean and beach views are expected to be available from level six and above, while the site’s elevation allows uninterrupted outlooks from comparatively low levels.

A vertical village by the sea

The site is being marketed as an opportunity to create a new “vertical village” in an area already in high demand from buyers.

For many buyers, Tweed Heads offers the relaxed pace of northern NSW while still providing direct access to Gold Coast’s employment hubs, dining precincts and major infrastructure.

Everyday convenience is close at hand with shops, the Tweed town centre and nearby beaches, including Coolangatta and Duranbah, all just minutes from the site. Gold Coast Airport is also nearby, with a drive time of around six minutes.

Walkability adds to the appeal, with daily essentials, cafés and coastal paths all accessible without relying on a car.

Public transport connections on both sides of the border provide extra convenience for residents who value flexibility and connectivity.

That cross-border drawcard has become increasingly compelling amid sustained population growth across northern NSW and south-east Queensland.

Demand backed by price growth

According to  PropTrack data , Tweed Heads’ median house price sits at $1.65 million, up 23.9% over the past 12 months. Units have a median price of $895,000, with values rising 4.1% over the same period.

The area’s demographic profile also reflects a strong owner-occupier presence, with many residents drawn to the coastal lifestyle, walkability and proximity to amenities.

Led by Ray White Commercial, the site is being sold by interstate vendors, with expressions of interest closing at 4pm on Tuesday 17 June.
