From wineries and accommodation to oyster farms and olives, the ultimate mix of work and life balance could be a reality with an array of properties across the country currently for sale.

New research has revealed that agritourism is delivering some of the strongest fundamentals in Australian tourism, with the $20.3 billion sector encompassing everything from winery visits, farm stays, food markets and Indigenous food experiences.

It now accounts for 14% of total tourism spending in Australia, Ray White Commercial head of research Vanessa Rader said.

“More importantly, the visitors engaging with these experiences are spending significantly more and staying longer than average travellers, creating compelling opportunities for commercial property investors willing to look beyond the major capitals,” she said.

Here is a selection listings where you could work and potentially live and play as well.

Get your first press at this olive estate

The chance to operate one of Australia’s most celebrated extra virgin olive oil estates is up for grabs with the Rylstone Olive Press listed for sale.

Situated in the Central Tablelands of NSW and spanning two freehold titles across 125 hectares, the estate comprises a fully integrated grove‑to‑bottle agribusiness, with 40ha of mature olive groves.

Featuring about 8,000 trees, a premium mix of Italian, Spanish and Middle Eastern cultivars, including Barnea, Correggiola, Frantoio, Picual and Manzanillo varieties are produced.

Located at 25 Mossy Rock Lane, Monivae, the business is set within the booming Rylstone and Mudgee gourmet tourism corridor, which has become one of the country’s most awarded fine‑food and wine destinations.

The estate includes a 1,170 sqm extra virgin olive oil continuous processing facility, on‑farm mill, a Mediterranean‑style cellar door, a 65‑megalitre irrigation dam, multiple paddock dams, as well as an 850 sqm four bedroom homestead.

Rylstone Olive Press is being sold via an offers campaign, from $6.5 million.

Oyster farm for less than half a million

“They’re selling the 905ha, so that there’s two oyster leases, and they both want to sell them together and that price is $400,000,” sales agent Elaine Seal from Elders Eyre Peninsula said.

“It’s been an active oyster farm for the last 20 to 30 years – it’s been within the same family.”

The son has made the decision to sell the business and if the new buyers had no experience in oyster farming, he is prepared to run the new owners through a season to show them how it works.

The machinery is also available for a negotiation on purchase and the business has the capacity for expansion.

There is also an option to buy or rent out a fully-equipped shed with kitchen and bathroom facilities.

A strong riesling to buy a new winery

With approval for short-term accommodation and winery infrastructure in place, this picturesque Queenslander estate in the Sunshine Coast hinterland comes with a vineyard comprising of approximately 2000sqm of Chambourcin grapes.

Producing some 250 litres of wine annually, the vineyard is “easily maintained and includes the option for continued professional management, creating a truly turnkey lifestyle or income opportunity,” the listing states.

The world’s biggest live entertainment company – which brings Taylor Swift, Coldplay and Ed Sheeran to Australia – has committed to build a $480m venue in the country.

Global entertainment giant Live Nation, which manages 40,000-plus concerts a year with over 4,000 artists, has been locked in to build and operate the Gold Coast Arena – a legacy venue for the Brisbane 2032 Olympic and Paralympic Games.

It will see a minimum 12,000-seat indoor facility on a premium 4.5-hectare site at Carey Park, Southport – which has sweeping views over the Broadwater, is surrounded by bars, restaurants and hotels, and in the vicinity of the annual Schoolies fortnight of parties.

Gold Coast Mayor Tom Tate confirmed on Monday that the AmplifyGC consortium – which features Live Nation, infrastructure giant Plenary Group and Australian construction powerhouse Built – had been selected to deliver the game-changing project.

The venue is being delivered through a public-private partnership model – a long-term arrangement on government land that will give every major international artist touring Australia a Gold Coast option.

The site is due to open in 2030 after a three-year construction period – going live two years before it will become an Olympics venue for the Brisbane 2032 Games.

Among the acts Live Nation manages tours for are the likes of Beyoncé, Harry Styles, Ed Sheeran and basically most A-list artists Aussies have ever paid hundreds of dollars to see in person.

According to Invest Gold Coast, the venue is expected to host more than 100 major events a year.

Live Nation senior vice president for Australia and New Zealand, Guy Ngata, said this was about more than just the Olympics.

“AmplifyGC’s vision is to shape the next chapter of live entertainment on the Gold Coast,” he said.

“Beyond the Olympics, the arena will position the city as a destination for global touring – driving economic growth, strengthening the region’s cultural life, and giving international and local artists a world-class stage.” he said.

The move is expected to be a gamechanger for the Gold Coast which is Australia’s sixth-largest city with over 700,000 residents, creating thousands of local jobs through construction, hospitality, event management and tourism – while boosting visitor spending and overnight stays across the region.

It was also expected to become a launch pad for local talent to perform alongside international acts – potentially unearthing the next Amy Shark who grew up there.

“We are strategically growing our cultural capital. Cities around the world increasingly view creative industries as strategic assets for attracting investment, supporting innovation ecosystems and strengthening economic competitiveness,” Mr Tate said.

”The world’s eyes are on the Gold Coast and the level of interest in this major public infrastructure legacy project is a sign of the city’s status”.

The next step is for Invest Gold Coast, the city’s economic development and investment attraction entity, to work with AmplifyGC through a Stage 2 Request for Proposal process – which is expected to commence in April 2026.

Mr Tate was happy “with a single proponent” handling the process, saying it would ensure “we waste no time in getting into the finer planning, investment options and detailed design”.

The groundbreaking project is being designed via Cox Architecture with prestigious Danish studio 3XN, giving it a distinct world venue vibe.

Plenary Group head of development Sergio Calcarao said the team was “thrilled” to deliver a piece of “legacy infrastructure for South East Queensland”.

“Our integrated delivery and operating model will ensure fast-tracked delivery, world-class operations and a whole-of-life approach,” he said.

“That will provide value-for-money for the city and deliver measurable economic, cultural and social outcomes for the community.”

For decades, Sydney and Melbourne have dominated Australia’s live entertainment circuit, now the Gold Coast’s partnership with one of the world’s most powerful entertainment companies could give the city the edge it needs to compete for tour dates out of one of the most iconic locations in the country.

Gold Coast Arena Timeline:

Now: AmplifyGC consortium selected as preferred proponent

April 2026: Stage 2 Request for Proposal commences

Early 2027: Final project agreement expected

2027-2030: Three-year construction period

Ed Sheeran Concert

Live entertainment and annual events like Valentine’s Day are driving the travel plans of millions of Australians in spite of the high costs of daily life.

British superstar Ed Sheeran’s performance at Accor Stadium delivered a significant boost to hotel demand across Sydney last weekend, particularly near Sydney Olympic Park.

Accor’s Sydney Olympic Park hotels, including its Novotel, Ibis and Pullman brands, reached capacity over the weekend; year-on-year occupancy was up 16 per cent last Friday, 10 per cent on Saturday and 15 per cent on Sunday. Accor said major concerts drove multi-night stays.

Closer to the Sydney CBD, the French hotelier said events such as Valentine’s Day helped Accor’s Sydney CBD hotels reach 98 per cent occupancy, which was up 5 per cent on the same time last year.

Major events increasingly divert tourism into Sydney, Accor Pacific chief operating officer Adrian Williams said.

“Concerts of this scale generate a tangible uplift in hotel demand, particularly in event precincts like Sydney Olympic Park. We’re seeing how live entertainment, combined with key moments such as Valentine’s Day, can influence travel decisions and extended stays,” he said.

“Events like these energise our cities and reinforce the continued strength of experience-led travel.”

Meanwhile, developer Deicorp has announced a 104-room hotel for its Hyde Metropolitan residential tower near Sydney’s Hyde Park. The property, on the lower levels of the tower, will be managed by Marriott International as an AC by Marriott brand, together with independent hotel management company Trilogy Hotels.

Marriott operates more than 250 AC Marriott hotels worldwide and has another 180 in the pipeline.

In Perth, global hotel operator IHG is accelerating its expansion by signing a management agreement to run a $135m hotel development in Perth’s southern corridor. It will run the Holiday Inn Express Cockburn, in partnership with SKS Group, which develops across Australia and Malaysia. Holiday Inn Express is one of IHG’s fastest growing brands with more than 3275 hotels open and a further 664 planned around the world, including 11 Holiday Inn Express properties in Australasia and the Pacific.

An artist’s impression of the InterContinental Port Moresby which is being developed by Gulf Province Properties.

Opening later this year, the 170-room Cockburn property is part of a new mixed-use development presently under construction, featuring a purpose-built hotel tower and a residential tower.

IHG believes that the Perth suburb, 26km from the CBD, has strong fundamentals to support long-term demand.

The property will be positioned close to economic drivers such as the Australian Marine Complex, a major defence, shipbuilding and industrial hub, and the Murdoch Medical Precinct.

IHG Hotels & Resorts managing director Australasia and Pacific Matt Tripolone said IHG was focused on expanding its portfolio of globally recognised brands.

“This signing underscores the strong appeal of Holiday Inn Express to owners seeking a proven, efficient operating model that delivers impressive returns while meeting the evolving needs of today’s travellers,” he said.

Offshore, IHG has just signed up to run the InterContinental Port Moresby in Papua New Guinea, partnering with Gulf Province Properties for the new 179-room luxury hotel scheduled to open in late 2028. The InterContinental will be developed within a mixed-use precinct in the heart of the capital’s diplomatic and government district.

It will be the first internationally branded luxury hotel of its scale in PNG.
