Summer
In summer, it’s all about temperature and outdoor lifestyle.
“In Perth, for example, we can get very hot summers, so when selling, be strategic about the times of inspections. When you open a house without air conditioning during the hotter part of the day, a buyer is likely to notice that the home has no AC. You could hold open houses in the mornings or evenings when heat is not an issue. Consider what your guests are up to in the summer. Sheppard advises that if the home has air conditioning, it should be used. When you are expecting a warm day and have arranged an inspection for that time, make sure the air conditioner is on. Any outside areas should be well-dressed. If you have a swimming pool, put the umbrellas out, some lilos on the surface of the water, and have cool drinks there so that people can imagine themselves enjoying the space. Winter
If selling in winter, Sheppard suggests being prepared. She says that “little nuances can make a huge difference” in the winter. She says, “I’m lucky enough to work with someone who will walk people from and to their cars.” If you do not have a fireplace, but it is a cold, miserable day, then you could even turn on the oven and cook something in there. Autumn
In autumn vendors either need to deal with fallen leaves – or make a feature of them, Sheppard says.
By raking up leaves before an open, vendors ensure potential buyers don’t see “lots of work”, she says. It can also look messy if wet leaves are dragged inside the home. You can use something to distract the eyes if you are unable to rake up leaves. Some nice pieces of outdoor furniture or even a fireplace can transform a negative situation into something positive.
