First Home Owner Grant
The grant program in South Australia provides up to $15,000 to first homebuyers buying a new home, an off-the-plan apartment, land and a new home or building a new home on vacant land. From 6 June 2024, no property value cap applies for the $15,000 First Home Owner Grant.
The grant also applies to:
- Properties valued up to $575,000 where the contract was entered into on or before 14 June 2023;
- Properties valued up to $650,000 where the contract was entered between 15 June 2023 and 5 June 2024;
To be eligible, applicants must:
- Be 18 years or over and at least a permanent resident;
- Reside in the purchased property for at least six months within 12 months of date of settlement.

Stamp duty relief
For contracts signed on or after 6 June 2024, stamp duty has been abolished for all first home buyers building or buying a new home, including off-the-plan apartments as well as house and land packages, regardless of the property’s cost.
For contacts entered into between 15 June 2023 and 5 June 2024, the following conditions apply.
- If the home’s value is $650,000 or less, you won’t pay any stamp duty.
- If the home’s value is between $650,001 and $700,000, you’ll get a discount on stamp duty, but will still need to pay some.
- If the land’s value is $400,000 or less, you won’t pay any stamp duty.
- If the land’s value is between $400,001 and $450,000, you’ll get a discount on stamp duty, but will still need to pay some.
