Premium properties are not just for home buyers – many renters are seeking luxury features that complement an inner-city lifestyle, and forward-thinking developers are delivering on this demand.

1. Flexible arrangements

In the traditional renting model, there’s little flexibility on offer. Tenants agree to the advertised tenancy period, price and often don’t have the scope to make changes to the home without their landlord’s permission.

Renters in 2024 want flexibility along with a range of on-site amenities and a community focus.


At Home, lease periods can be negotiated from six months to six years with fixed rent increases available for multi-year agreements. Apartments can be either rented as furnished or unfurnished and tenants are allowed to make cosmetic changes to their space, including painting walls.

4. Central location

Luxury living is often synonymous with the inner-city, meaning no more long, tiresome commutes to get to work or socialise with friends. This makes a central location one of the key factors for premium rental properties.

Home has communities located in both Richmond and Southbank, which provide easy access to the Melbourne CBD and other inner-suburban hubs.

Trains and trams run from Richmond into the heart of the city, while residents in Southbank have the added benefit of being within walking distance to the CBD.
